Sandy rewrote the flood map and the housing with it

Sandy produced catastrophic flooding in Belmar — the boardwalk was destroyed, the Shark River came up into the streets, and hundreds of houses needed elevating or rebuilding outright. The borough runs a Floodplain Management office that will give you flood depths, base flood elevation and projected 2050 sea level rise for a specific address, which is worth having before any work is scoped.

Three generations of house on the same street

Belmar runs early-1900s shore bungalows, mid-century capes and ranches, and a growing amount of post-Sandy new build sitting up above the flood zone along Ocean Avenue and toward Silver Lake. Those three need almost nothing in common. On an elevated rebuild the mechanical plant has already moved; on the bungalow next door it is still where it was in 1925.

The inlet is the boundary and the drain

The Shark River Inlet separates Belmar from Avon-by-the-Sea and is the outlet for the whole Shark River system behind it. Properties near the inlet and around Silver Lake sit closest to that, and they behave differently in heavy rain from the blocks further up toward Main Street.

  • I called on The Trusty Monmouth County Handyman Services once again. This time I needed drywall repair. The texture that was applied to the ceilings during construction of this house — over time the texture started to release and some of it fell. I tried to repair this myself but had no luck. I’m not permitted to use ladders anymore since I have the tendency to fall off. That’s why I called the Handyman. He fixed all my texture that was falling. He also inspected the rest of my ceiling to check for any cracking so he could prevent another collapse. I have to tell you; this outfit is top notch.

To my surprise, no questions asked, they were here the next day to fix this final issue. I seriously cannot recommend Ron and his team enough. They are wonderful people, doing awesome work!
