Ocean Grove sits on leased ground
The land under Ocean Grove is still owned by the Camp Meeting Association; buyers hold a 99-year renewable lease on it rather than the freehold. It is also a designated historic district holding the largest concentration of Victorian and early-twentieth-century architecture in the country, with 114 tent cottages still standing. More than one body can have a view on exterior work, so establishing who signs off what is the first step, not an afterthought.
